Tennessee assesses residential property at 25% of appraised value. For 2026, Maury County adopted a certified rate of $1.369 per $100 of assessed value and the City of Spring Hill’s certified rate is $0.6476, for a combined Maury-side rate of about $2.0166. Example: a $500,000 appraised home has $125,000 assessed, or roughly $2,521/year on the Maury County side. Homes on the Williamson County side use Williamson County’s rate instead, so confirm which county your parcel is in before you budget escrow.
Neighborhoods
Whether you are commuting to Franklin or Nashville, working near the Saturn Parkway corridor, or weighing Maury versus Williamson County schools, financing should fit the property and the county. As both a mortgage broker and a correspondent lender, OnPoint Mortgage can shop wholesale channels or originate in-house when that path is stronger for your file.
Northern Spring Hill neighborhoods zoned for Williamson County Schools. Often priced higher than comparable Maury-side homes, so verify the county on the deed.
Most of Spring Hill’s land area and newer subdivisions. A strong fit for first-time and move-up buyers comparing builder incentives.
Close to the GM Spring Hill plant, shopping, and I-65 access. Good for commuters who want a short drive to work and to Franklin.
Attached homes are a lower-cost way into Spring Hill. We check HOA dues and condo approval early so they don’t surprise you at closing.
Programs
Spring Hill buyers most often choose conventional, FHA for lower down payment and flexible credit, or VA when eligible for zero-down potential. Larger homes on the Williamson side can push into jumbo. Spring Hill is too large for USDA, though some rural Maury County addresses outside town may qualify. We tell you straight if a program’s limits don’t match the home you want.
Strong for move-up buyers. Jumbo or high-balance conventional for larger Williamson-side homes.
FHA for lower down payment and flexible credit. VA for eligible veterans and service members, with zero-down potential.
Bank-statement options for self-employed buyers. HELOC or cash-out to tap Spring Hill equity.
